From Leaky Roof to Brand New Roof

This customer in Casa Grande, Arizona had an Arizona room in the rear of their house that had been pretty much unusable for the last few years.  The wood used was the wrong thickness, and due to a poorly installed flat roof, it leaked in a dozen locations.  The homeowners wanted to enjoy their Arizona room and not have to put up plastic and pans every time it rained.

Fixing a Leak on a Modular/Mobile Home Between Main Roof and Metal Roof

In the cities of Casa Grande, Arizona City, Coolidge, and Eloy, modular/mobile homes parks are a fairly popular option for affordable housing.  Communities are built around them that give the homeowners access to a wide array of amenities, and neighbors to interact with.  It also is the basis for many senior communities.

The construction of these homes are typically all the same.  They’re typically what’s known as a “single-wide” with a main shingle roof, and then one or two metal roof awnings off to the sides.  Many homeowners opt to build another room underneath one of these.

The most common problem with all of these homes is that the transition between the two roofs is never as watertight as it should be.  From the manufacturer, these transitions will end up not leaking water for all of 10 years (sometimes less!) before they spring a large leak.  If you’ve experienced this, then you know the pain of calling roofing contractor after roofing contractor and getting various answers on how to fix the leaking.  Many roofers are quick to quote replacement of the entire roof without thinking about the fact that the issue is the transition and not the main roof.

At Castile Roofing, we’ve dealt with dozens of these leaks on mobile homes between a main roof and a metal side roof, and have just the solution you need.  The solution is fairly simple — with a product known as roll flashing, you can connect the two roofs to one another and provide a proper exit for water from the main roof to the side roof.  The process on most homes in Casa Grande involves lifting the main roof, and then installing the roll flashing 6″ on to the main roof, and 6″ over the smaller roof.  It’s very important to ensure that there’s a downward slope so that water exits correctly.  The flashing is then sealed, and the main roof put back down over it.  If you look at the picture below, you’ll see how ingenious this solution is!

This was a very unique job in that the customer had 2-layers of shingles that had been sitting there for near 30 years.  The roof was original with the house, meaning the shingles had decades to sit and bake in the sun.  The demolition alone took our crew days upon days, but we got the job done.

Here you see several examples of water damage from AC units installed on the roof itself. This is due to negligence when having an AC on the roof without regularly checking on it. Over time, you see runoff patterns from water/Freon seeping out from the exhaust pipe. Is It Time to Replace my Roof?

Although your roof may appear to be in good shape on the surface, often times roofs contain damage beneath the surface that may lead to deterioration of your home. When inspecting for damage, here are a few signs

  • The first thing you should be looking for is noticeable damage to the shingles. Shingles protect your roof from water damage, and damage to a shingle means damage to your underlayment.
  • Others in your neighborhood are getting their roofs replaced. Typically, when someone in your neighborhood is getting their roof replaced, it is time to have your roof inspected. If your house was built at the same time you may have mold or water damage caused by leaks without being aware.

  • Discoloration of the shingles. Discoloration and moss does not always mean that your roof needs to be replaced. A 50% water and 50% bleach solution sprayed with a sprayer will make your roof look close to new.   • If your roof is made of shingles and is 20 years old, it is time to replace your roof. Most shingle roofing lasts a maximum of 25 years, and anything above 20 years will leave you prone to water damage.
  • You are on your roof for inspection and there is a bouncy or buoyant touch to your step. Typically, this is a result of moisture absorption by the ply wood covered by your underlay. A good way to see if this is the case is to look for condensation in your attic.
  • You remodel a room or inspect your dry wall and there are signs of moisture. If the moisture is near a water pipe or water spout, it may be a plumbing related leak. Anywhere else and it is a leak from your roof. In this instance, you will want to remodel your roof as soon as possible to prevent further damage

 

Repair Options

Even a new layer of shingles may leave your roof susceptible to water damage if done poorly. If you notice any of the signs above and are reluctant to have an inspection done because your roof is “new”, do not wait any longer. When it comes to getting the job done you have two options.

  • Reroofing: Reroofing is when you lay a new layer of material, shingles in this instance, over an existing layer that is showing signs of damage. This will save you on the overall cost of the roofing project as you will not have waste removal fees. You will also save on labor costs, as this route is typically a faster job.
  • New Roof: A new roof is the best option as you generally do not want to keep existing roof damage underneath your new layer. This will lead to devaluation in your home if you are selling, and will not give your new roof the maximum lifespan possible. The process of constructing a new roof includes shingle removal, underlayment removal, and laying down new ply wood. Going with this route will give your roof the maximum lifespan possible.
