Fixing a Leak on a Modular/Mobile Home Between Main Roof and Metal Roof

In the cities of Casa Grande, Arizona City, Coolidge, and Eloy, modular/mobile homes parks are a fairly popular option for affordable housing.  Communities are built around them that give the homeowners access to a wide array of amenities, and neighbors to interact with.  It also is the basis for many senior communities.

The construction of these homes are typically all the same.  They’re typically what’s known as a “single-wide” with a main shingle roof, and then one or two metal roof awnings off to the sides.  Many homeowners opt to build another room underneath one of these.

The most common problem with all of these homes is that the transition between the two roofs is never as watertight as it should be.  From the manufacturer, these transitions will end up not leaking water for all of 10 years (sometimes less!) before they spring a large leak.  If you’ve experienced this, then you know the pain of calling roofing contractor after roofing contractor and getting various answers on how to fix the leaking.  Many roofers are quick to quote replacement of the entire roof without thinking about the fact that the issue is the transition and not the main roof.

At Castile Roofing, we’ve dealt with dozens of these leaks on mobile homes between a main roof and a metal side roof, and have just the solution you need.  The solution is fairly simple — with a product known as roll flashing, you can connect the two roofs to one another and provide a proper exit for water from the main roof to the side roof.  The process on most homes in Casa Grande involves lifting the main roof, and then installing the roll flashing 6″ on to the main roof, and 6″ over the smaller roof.  It’s very important to ensure that there’s a downward slope so that water exits correctly.  The flashing is then sealed, and the main roof put back down over it.  If you look at the picture below, you’ll see how ingenious this solution is!

Work in Peoria – How it Began

At Castile Roofing, we know a roofer’s work is truly never done. Merely completed until the next challenge comes their way. Such was the case for one of our roofers when he received the call for a truss coming apart as well as leaking in a home in Peoria. This home was also a proud owner of solar panels; hoping to save even more money on energy costs while taking full advantage of the largest power source. That said, it does put a burden on the roof itself, as seen on the truss here:

Fortunately, we were able to get the repairs necessary for this customer.

The Work That Was Done

First and foremost, we start with the first and major concern, the truss (the silver metal thing holding the support beams onto the roof itself). Our roofer went ahead and replaced the truss itself, as shown here:

With the truss replaced, the beam is better reinforced. This will help in dealing with the weight of the solar panels on top of the roof. This is important as the LAST thing our customer wants to deal with is a solar panel breaking through the ceiling creating an improptu “sun roof.”

Speaking of, that’s where we go to next. Here the focus was handling the potential areas that would leak during the summertime. The following showcases areas of repair handled by our sturdy roofer:

The main focus here was ensuring that there are no leaks coming from the air-conditioner (so your AC bill isn’t through the roof; get it?) as well as from the vent exhausts. To do this, they used a special adhesive to ensure the areas remain airtight. This will further save the customer vast amounts on their heating and cooling bills, on top of the savings they will have from using Solar Energy!

Now we’ve reached the end, and the job is complete. Addressing the supports first prior to the roof work topside shows our care to the customer’s safety. Then, we got to work to further protect their investment in the home by cutting down potential leak areas.
